Overcoming Common Issues with Patio Furniture and Umbrellas

  1. Commercial properties must have truly commercial grade furniture onsite. Often, properties purchase residential grade furniture from various suppliers. Big box stores rarely have commercial grade furniture in stock. Residential grade furniture is generally labeled as such, and is not intended for commercial use.

    If residential grade furniture breaks and residents or guests are injured, they will most likely sue the property and they will almost certainly win.

    Of special concern is purchasing furniture with modern safety features. This includes extra bracing to reinforce the frames, and extra safety spaces at moving parts, particularly on chaise lounges, to protect fingers, hands, and other body parts from injuries caused by frame failure or headrests on chaises abruptly falling down.

  2. All outdoor furniture regardless of make or style needs to be cleaned regularly, or it is likely to stain and those stains are not likely to be covered by factory warranties.

    Of special concern is vinyl strapped furniture. It reacts poorly with suntan lotions, body oils, and environmental issues like tannic acid in tree and plant material, and minerals like iron, sulfur, calcium and lime in unfiltered well water.

    Mildew is a fungus that does not grow on most modern furniture finishes. However, it does grow on dirt, debris and oils left on the furniture. Once it begins to grow, if not cleaned off quickly it can penetrate the finish and become uncleanable.

    The best way to clean most commercial furniture is with a pressure washer set to low pressure, or by washing with mild detergent and water. We recommend Dawn dish washing detergent, the same that is used to clean oil spills off sea birds and other animals, because it has emulsifiers that break down oil and grease.

    Small amounts of household bleach can be used on some fabrics and finishes, but a small area should be tested first. Never use pool chlorine on furniture. It is greatly diluted in the pool, but it is about four times stronger than bleach and if it is used straight to clean furniture, it will almost certainly damage the finish.

  3. It is helpful to understand that the entire piece of furniture does not have to be cleaned each time. Only the top surfaces of furniture that people lay and sit on need to be cleaned regularly, before suntan and body oils are baked on by the sun, resulting in permanent stains. The backs and bottoms of the furniture only need to be cleaned once in awhile to control mildew. If you see mildew, clean it as quickly as possible before it takes root in the finish of the furniture.

  4. You should always clean your furniture before you put it away for the winter. It is best not to cover your furniture with plastic or tarps, as this can promote the growth of mildew. Furniture is best stored inside. Never throw it in the pool.

  5. When you take your furniture, particularly vinyl strap furniture, out of storage in Spring or Summer, you may notice dark spots and stains that were not noticeable when you put it away. Don't worry about it right away. Put the furniture in the sunshine for several days and most often those dark spots will fade away. However, if it is mildew, clean it at once.

  6. Finally, a couple tips that can greatly increase the life of your outdoor furniture:

    1. Request or require your residents and guests to always lay and sit on towels. This will greatly reduce stains from suntan and body oils. Many commercial pools provide towels for this purpose.

    2. Wax painted or powder coated metal finishes with non abrasive, non compound car wax, taking care not to get it on fabrics or vinyl straps. This protects your metal furniture finish just as it protects the finish on your car.

    3. Umbrellas should always be closed when not in use, unless you have maintenance staff that can quickly close the umbrellas in the event of high winds or storms. Some high end umbrellas are made to withstand high winds but most umbrellas are not.

    4. In high wind situations, typical umbrellas will become parachutes and blow away, often damaging tables and furniture in the process, and with risk of injuring guests as well.

    5. If you have sand or water fillable umbrella bases, make sure they are completely filled. It is surprising how often unfilled or under filled umbrella bases are used.

    6. As a general rule, 7.5 foot umbrellas need a minimum of 50 pounds umbrella base weight, and 9 foot umbrellas require 70 pounds or more. Larger umbrellas are best bolted to the deck or used with inground bases. Portable bases are available up to about 300 pounds in weight. Make sure you have proper bases and weights for your umbrellas by speaking to commercial umbrella specialists. Often new umbrellas are purchased and the bases are taken for granted. Preexisting bases are often not sufficient for new umbrellas.
